Yes, we will contact your current and previous landlords to obtain rental references.

Even if you believe you have no credit, we must still run a full background check including credit report if you apply. If there is no credit report, or the score is 0, the application may be denied.

If you have no rental history as lease holder, or if this is your first apartment, you must still complete the application with your most recent address history.

We process applications one at a time in the order that they are received. Incomplete applications will not be processed until they are completed and all supporting documents are received.

If there is more than one applicant in the household, we will combine the income and average the credit scores.

If you are approved, you will receive an approval notice by email. The email will include instructions on how to submit your Deposit, and all of the subsequent steps up to lease signing. The Deposit must be  paid by 5:00 pm the next day. If the Deposit is not received in time, your approval will be cancelled, showings will resume, and the next completed application will be processed.

No. We require all applicants to use our rental application. This ensures that we receive all of the information needed, and also gives us authorization to obtain the background screening report and verify references.

No, we do not allow cosigners or guarantors. The occupants must qualify on their own to be approved.
